How These East Bay Communities Differ
Rail access is the biggest dividing line. Six of these markets have a BART station inside city limits — Lafayette, Orinda, Walnut Creek, Concord, Berkeley and Oakland — and the number varies widely: Oakland has eight, Berkeley three, Walnut Creek and Concord two each. Moraga, Martinez and Brentwood have no station of their own and drive to a neighboring one. Antioch has a terminal, but eBART runs diesel trains, so every trip toward San Francisco involves a transfer at Pittsburg/Bay Point.
Two counties, not one. Eleven of the thirteen sit in Contra Costa County; Berkeley and Oakland are in Alameda County. That shapes transfer taxes, county services and which regional agencies you deal with, and it is part of why jurisdiction is worth checking rather than assuming from a mailing address.
Three are age-restricted. Rossmoor in Walnut Creek, and Summerset and Trilogy at The Vineyards in Brentwood, are 55+ communities. Buying in one is a different transaction: governance, association structure and what the dues actually cover all affect financing and monthly cost in ways a standard single-family purchase does not.
School districts rarely match city lines. Several of these cities are split between two or three districts, and in a few cases the boundary crosses the city limit in both directions. Every community page names the districts that serve it and says plainly to confirm the exact address with the district rather than assume from a neighborhood name.
