The Same Process, Different Ground

What Changes From One East Bay Market to the Next

The list above is the same for every client. What changes is the ground it runs on, and that is where local knowledge stops being a slogan and starts saving money.

Preparing a hillside home in Lafayette or Orinda is a different job from preparing a flat lot in Concord — access, landscaping and inspection scope all shift, and Orinda caps how much house a given lot can carry, with design review above certain sizes. Selling in Rossmoor means working through a Mutual and its approval process rather than a standard HOA. A resale in Summerset means identifying which of four associations governs the property before anyone quotes a dues figure. And in Brentwood, Mello-Roos assessments can sit on top of property taxes in newer neighborhoods without appearing in a quick scan of a listing.

Buyers get the same benefit in reverse. Disclosure review is only as good as the questions behind it, and the useful questions are local ones: which district actually serves this address, whether this pocket is inside city limits, what the association covers, and how far the nearest station really is at eight in the morning.

Common Questions

White Glove Service: Common Questions

What does White Glove service include?

For sellers it covers a comparable market analysis, pre-sale inspection recommendations, a complimentary stager consultation, contractor oversight, pricing and marketing strategy, negotiation, and a complete file at closing. For buyers it includes a Buyer's Handbook, vetted lender and inspector introductions, disclosure guidance, offer counsel, and negotiation.

Does White Glove service cost extra?

No. It's how Amanda works with every client across Walnut Creek, Lafayette, Orinda, Moraga and the surrounding East Bay — not an upgraded tier.

Who coordinates the vendors and stagers?

Amanda does. She schedules the stager, oversees contractors, and manages the preparation timeline so you don't have to chase anyone down.

Does support end at closing?

No. Amanda offers continuous service before, during and beyond close of escrow.
